Blue chip irrigation cotton enterprise Wynola Aggregation for sale

AUSTRALIA, 5 May 2022 - A blue chip irrigation cotton enterprise in a renowned and tightly held inner Darling Downs cropping region of Queensland, Wynola Aggregation and standalone property Mondamere is being offered for sale by Public Auction through JLL.
On behalf of the Little family, JLL’s Directors – Agribusiness Clayton Smith, Chris Holgar and Sales Executive James Mitchell have been appointed to sell the Aggregation and standalone Mondamere.
Providing an unprecedented opportunity to acquire one of the inner Darling Downs premier irrigated and dryland farming aggregations in a single transaction, the Aggregation is ideally situated 10 kilometres north of the township of Brookstead. The Aggregation is comprised of Wynola and Worrenda covering approximately 638.4 hectares, of which 84% or 540 hectares is irrigatable. The balance is made up of dryland cropping and support land.

The Aggregation is developed for efficiency and approximately 97% is considered arable. During the period which current ownership has held the Aggregation, significant capital has been invested ensuring high levels of operational efficiency including implementation of two overhead sprinkler laterals.

The Aggregation has approximately 540 hectares developed to siphon and spray irrigation, underpinned by secure water from three strategically located water storages, secure groundwater entitlements totalling 549 Megalitres annual entitlement connected to the Condamine Alluvium and multiple overland flow lift pumps ensuring operational efficiency.
The Aggregation is available with an immediate opportunity to utilise a full moisture profile, full water storages and full water accounts which totals to approximately 1,279 Megalitres.
Wynola Aggregation has been recognised in the past with awards including the Darling Downs Highest Yielding Cotton Farm in (2016) and various high yielding prizes in the Toowoomba Show.
The Aggregation is supported by well-maintained roads (both gazetted and private), two residences set in established gardens, domestic bores, numerous machinery shedding, workshop, silo complexes and three phase power.
