The supply of available office space in Basel tripled between 2018 and 2020, raising the availability rate there from 1.8% to 5.7% and since then has been hovering above the 5% mark, standing at 5.3% at the end of Q2 2025.
In contrast to almost all other Swiss cities Basel's city centre offers a wide range of options, with an office availability rate of 7.3%.
201,000 sq.m. of new office space was built in Basel between 2020 and 2023. Since then, construction activity has been significantly lower. From 2027 onwards, the amount of newly built office space is likely to increase again.
