S$350 million lakeside towers launches for collective sale in jurong lake district

SINGAPORE, 5 August 2026 – JLL (NYSE: JLL) has launched Lakeside Towers for collective sale by tender with a reserve price of S$350 million. The property, which has secured over 80% owner support, offers approximately 190 metres of unobstructed lakefront frontage along Jurong Lake Gardens within Singapore's emerging Jurong Lake District, the city-state's planned second Central Business District (CBD).
Completed in 1981, Lakeside Towers comprises two 20-storey blocks totalling 144 units on a 99-year leasehold site at 9G & 9H Yuan Ching Road. The 14,236.1 square metre (sqm) property occupies a prominent stretch directly beside Jurong Lake Gardens, offering future residents unobstructed lakefront views and direct access to Singapore's third National Garden.
The 2025 Master Plan zones the site 'Residential' with a base Gross Plot Ratio (GPR) of 2.1, though the as-built Gross Floor Area (GFA) verified with the Urban Redevelopment Authority (URA) is equivalent to a GPR of approximately 2.36. Applying the 85 sqm minimum average unit size, redevelopment could yield up to 395 apartments.
The reserve price translates to a land rate of approximately $1,277 per square foot per plot ratio (psf/pr) at the base GPR of approximately 2.36, after accounting for an estimated lease top-up premium with no land betterment charge. Including bonus GFA for balconies brings the rate to approximately $1,225 psf/pr, inclusive of both the lease top-up premium and a land betterment charge.

The property's location within the Jurong Lake District (JLD) positions it at the centre of Singapore's long-term urban transformation. Designated as the country's second CBD, the district is anchored by the Jurong Lake Gardens waterfront precinct and supported by major commercial developments including JEM, Westgate, and the upcoming JLD integrated development. URA's Master Plan envisions the area as a mixed-use hub combining business, residential, retail, and recreational uses, with connectivity enhanced by the existing Jurong East and Lakeside MRT interchange stations.
"The site's proximity to Jurong Lake District as Singapore's second CBD, together with established employment nodes including International Business Park, the surrounding Jurong industrial estates, and the mega Tuas Port development, points to strengthening rental demand for private housing in this corridor. The property's strategic value was further reinforced by the Land Transport Authority (LTA) announcement on 31 July 2026, of the Cross Island Line Phase 3 (CRL3) alignment, which will bring the new CR20 station to Jalan Terusan next to Jurong Lake Gardens and the Ayer Rajah Expressway. Two of the four CRL3 stations will serve as interchanges, one linking to the Jurong Region Line and the other to the East-West Line at Gul Circle, reinforcing Jurong Lake District's role as a major transport hub.
The line, expected to be operational by the late 2030s with construction beginning in 2027, will provide direct connectivity to key employment nodes including Punggol Digital District and Changi Business Park, reducing travel times across Singapore's east-west corridor by up to 50 minutes. For residents of the redeveloped site, the CR20 station will offer seamless access to the Cross Island Line network, complementing the existing Lakeside MRT station, a 10-minute walk from the property. The property also benefits from proximity to Jurong East MRT interchange, serving both the East-West and North-South Lines and located 1.5 kilometres away.
A short three-minute drive brings residents to Jurong Lake Central, the expanded hub anchored by the Jurong East MRT interchange and the commercial and mixed-use buildings set to form the core of the second CBD. Drivers are well served by both the Pan Island Expressway (PIE) and Ayer Rajah Expressway (AYE), which provide direct vehicular access to Singapore's Central Business District, Changi Airport, and key industrial and commercial hubs across the island.
Residents will enjoy immediate access to Jurong Lake Gardens, with green space and recreational activities including canoeing and jogging. The area is also well-served by sports facilities including Jurong East Sports Centre, SuperBowl Jurong, SAFRA Jurong, and the ActiveSG sports village at Jurong Town. Retail and dining options are abundant, with JEM, Westgate, IMM, Taman Jurong Shopping Centre, and Boon Lay Shopping Complex all within close proximity, alongside the popular Taman Jurong Food Centre. The Singapore Tourism Board's (STB) longer-term plans for an integrated development within the Jurong Lake District points to further retail and lifestyle enhancements ahead.
Families will find a strong selection of schools nearby. Lakeside Primary School and Shuqun Primary School are both located within 1 kilometre of the site, while Rulang Primary School, Fuhua Primary School, Jurong Primary School, Pioneer Primary School, Yuhua Primary School, and Boon Lay Garden Primary School are all within 2 kilometres. The Canadian International School is a short drive away via Boon Lay Way.
