BANGKOK, 23 July 2026 — JLL Thailand (NYSE: JLL), a leading real estate services firm, today joined AIA Thailand in celebrating the official opening of AIA Connect, a landmark mixed-use development that reinforces AIA Thailand's growing commercial property portfolio and introduces a new benchmark for premium workplace experience in Bangkok's emerging northern CBD.
The opening marks a significant milestone for AIA Connect, a next-generation mixed-use development designed to meet the evolving needs of modern occupiers through a combination of premium office space, lifestyle amenities, sustainability features and smart building technology.
Located on Ratchadaphisek-Rama 9 Road, AIA Connect comprises 27 floors of premium office space above a five-storey retail podium spanning approximately 4,500 square metres. The development offers a fully integrated work-life environment featuring cafés, fitness facilities, convenience retail and essential services, supporting the growing demand for high-quality workplaces that prioritise employee wellbeing, flexibility and connectivity.
Reflecting its sustainability and technology credentials, AIA Connect has achieved pre-certification under LEED Gold, WELL Gold and WiredScore Platinum standards.
The development further strengthens AIA Thailand's commercial real estate portfolio, which includes AIA Capital Center, AIA Sathorn Tower and AIA East Gateway. Together, these assets represent more than 425,000 square metres of premium commercial space across Bangkok's key business districts and growth corridors.
As part of the next phase of collaboration between the two organisations, JLL Thailand has been appointed as the property management partner for AIA Connect, extending its role across AIA Thailand's broader commercial property portfolio.
Through its integrated property management approach, JLL Thailand will oversee building operations, engineering and maintenance management, sustainability initiatives, tenant engagement programmes and technology-enabled operational solutions designed to support long-term building performance and occupier satisfaction.
"Today's commercial real estate market demands more than high-quality buildings. Owners and occupiers increasingly expect operational excellence, sustainability performance and exceptional tenant experiences throughout the lifecycle of an asset," said Krit Pimhataivoot, Country Head and Head of Capital Markets, JLL Thailand. "We are honoured to support AIA Connect and AIA Thailand's wider commercial portfolio through integrated property management services that help preserve asset value, enhance operational efficiency and create environments where businesses and people can thrive."
The partnership reflects a shared commitment to delivering institutional-grade standards across premium commercial assets, supporting both immediate operational requirements and long-term investment objectives.
"For AIA Thailand, AIA Connect represents our vision for the future of commercial real estate—one that combines workplace excellence, sustainability and long-term value creation," said Eric Lu, Chief Investment Officer, AIA Thailand. "As we prepared AIA Connect for opening and future growth, it was important to work with a property management partner that shares our commitment to operational excellence, tenant experience and responsible asset stewardship. JLL's experience managing premium commercial properties and its focus on long-term performance aligned well with our objectives for both AIA Connect and our broader commercial property portfolio."
The appointment comes as building owners place increasing emphasis on professional property management as a strategic function that supports asset competitiveness, sustainability goals and tenant retention.
"World-class buildings require world-class operations to realize their full potential over the long term," said Chakrapan Pawangkarat, Co-Head of Property Management, JLL Thailand. "Effective property management plays a critical role in maintaining building performance, adapting to evolving occupier expectations and ensuring assets remain competitive in an increasingly sophisticated market. We are proud to partner with AIA Thailand in supporting the continued success of AIA Connect and its wider portfolio."
JLL Thailand currently serves as property management partner across AIA Thailand's commercial portfolio, including AIA Capital Center, AIA Sathorn Tower, AIA East Gateway and AIA Connect, supporting a combined gross floor area of more than 425,000 square meters.
