India's hospitality sector surged in 2025, with hotel investments reaching $567 million across 28 transactions—a 67% increase from 2024's $340 million. This reflects strong investor confidence across diverse market segments.
Investor Composition & Geography
Institutional capital and private equity led with 35% of transactions, followed by HNIs and family offices (27%), listed hotel companies (25%), real estate developers (8%), and owner-operators (5%). Tier II and III cities captured 40% of transaction volume, featuring premium assets in Rishikesh, Goa, Ludhiana, Nashik, Vadodara, Udaipur, and Lonavala.
Transaction Profile
Operational hotels represented 69% of volume, with under-construction properties at 18% and land transactions at 13%. The luxury segment commanded 42% of transaction volume, followed by upscale properties at 41%, demonstrating strong demand for premium positioning.
Supply Pipeline
Branded hotel signings reached 51,647 keys across 424 hotels in 2025, up 23% year-over-year, with 71% concentrated in Tier 2 and 3 cities. Management contracts increased to 84% from 81%, while franchise agreements held steady at 14%. Greenfield development reached 33,170 keys, surpassing 2024 by 17%.
2026 Momentum
Q1 2026 transaction volumes reached $185 million—58% above Q1 2025. Notable activity includes Warburg Pincus acquiring 41% of Fleur Hotels with a $107 million commitment. Government initiatives present opportunities through land monetization at airports and strategic auctions at Yashobhoomi, Neopolis, Fintech City Chennai, and Jewar Airport.
Market Dynamics
Strong hotel performance has created scarcity in tradeable assets as owners retain high-performing properties. While supporting valuations, this may constrain transaction volumes. Geopolitical uncertainties warrant monitoring, though domestic tourism focus provides some insulation.
The market demonstrates robust fundamentals through diversified capital sources, geographic expansion, government infrastructure initiatives, and platform-level consolidation, positioning the sector for sustained growth.
