Germany Industrial Market Dynamics, H2 2025
In 2025, 6% more warehouse and logistics space was taken-up than in the previous year. However, this is 20% below the five-year average.
In the fourth quarter, prime rents remained predominantly stable. In 18 out of 20 regions, values remained unchanged compared to the previous quarter.
Investment transaction volumes reached €6.45 billion, falling 19% short of the previous year's performance.
Compared to other asset classes, logistics shares second place with a 19% share of total German transaction volume after Living (30%), together with Office and Retail.
The prime yields increased by ten basis points in all regions in the fourth quarter.
