Cologne Office Market Dynamics, Q2 2026

With take-up of 73,100 sq.m. in the first half of 2026, the Cologne office letting market recorded a below-average result. The volume was significantly below both the prior-year level and the comparable five-year average.

The vacancy rate rose by 30 basis points year-on-year, but at 5.0% remains low by national comparison.

The prime rent held steady at €32.50/sq.m./month throughout the first half of the year. The weighted average rent, in contrast, fell by around 6% over the same period.
