Berlin Office Market Dynamics, Q2 2026

386,100 sq.m. of office space was leased in Berlin in the first half of 2026, 62% more than in the same period of 2025 (238,000 sq.m.). This volume is also 26% above the five-year average (306,060 sq.m.) and even 9% more than the ten-year average (353,750 sq.m.).

The vacancy rate slightly increased - to 8.6% in the second quarter of 2026, up from 8.4% in the first quarter of 2026 and 8.0% a year ago. Currently, more than 1.98 million sq.m. of office space is vacant in Berlin.

The prime rent in Berlin rose by 50 cents in Q2 2026 compared to Q1, reaching €48.00/sq.m./month, up from €46.00/sq.m./month a year earlier.
