In 2025, Berlin achieved a total office space take-up of 481,000 sq.m., 19% less than in 2024. Compared to the five-year average (700,160 sq.m.), the 2025 take-up represents a decrease of 31% and 40% lower than the ten-year average (807,860 sq.m.).
The vacancy rate remained constant in the fourth quarter of 2025, reaching 8.2% at year-end. A year earlier, the rate was 6.7%. Currently, more than 1.87 million sq.m. of office space is available on the market in Berlin on a short-term basis.
Prime rents increased by €0.50/sq.m./month in the last quarter of 2025, reaching €47.00/sq.m./month at year-end compared to a prime rent of €46.00/sq.m./month at the end of 2024.
