JLL has counted more than 1,400 buildings with logistics usages. The majority of commercial logistics/industrial buildings and spaces in Switzerland are used by their owners themselves. JLL has counted more than 400 logistics/industrial properties that are held for investment purposes and leased to tenants. The density of logistics buildings is the highest along the A1 motorway and around the large Zurich, Geneva, Basel and Lausanne metropolitan areas. A particularly large number of logistics properties are located within the Basel – Solothurn – Zurich triangle.
For average logistics space, rents usually range between CHF 90 and CHF 150 per sqm per year. The vacancy rate at investment properties decreased from 7.7% to 3.9% between 2019 and 2025.
For several years now, investors have been viewing logistics properties in a more positive light, and interest in investing in this asset class has risen significantly. The number of transactions has recently increased, whilst yields have fallen slightly. In 2025, the yield range was between 5.2% and 6.9%, with the median at 5.8% (gross).
