Following a period of significant expansion in the early 2000s, the number of shopping centers and their retail space has remained stable in recent years.

Since then, investments have primarily been directed toward modernizing existing properties with the aim of better meeting changing consumer needs.

Compared to other asset classes, there are relatively few transactions involving shopping centers.
