The JLL Property Triathlon

Individual Triathlon
If you are looking for the ultimate challenge the Individual Triathlon is for you, starting with a 750m open water swim in the rowing lake, followed by 21.2km on the bike (four laps around the lake), finishing with a 5km run along the edge of the water.

Relay Triathlon
The Relay Triathlon is a team event, which requires 2 or 3 members to share the 3 legs – teams of 3 share the open water 750m swim, followed by a 21.2km bike, and finishing with a 5km run along the lake. If taking part as a team of 2, one person takes on 2 of the legs.
Relay Triathlon - £120
Duathlon
For those that would rather skip the swim, the Duathlon might be for you, starting with a 5km run along the lake, followed by 4 laps around the lake (21.2km) on the bike, finishing with another 2.5km run.
Duathlon - £62
Swim
If swimming is your thing, there is the option to take part in the ultimate 2.2km open water swim; 1 full length of Dorney rowing lake.
Swim - £38
5km Run
There is also a 5km running race, which is two laps along the side of the rowing lake on tarmac paths.
5km Run - £22
Sub 1 Hour 20
A competitive sprint triathlon wave open to all ages and genders for those able to complete the triathlon in under 1hr 20 mins. Limited places available.
Individual Sub 1 hour 20 mins – £89
Property Triathlon Resources
You will not be able to participate in the event without a BTF Race Pass. Your BTF Race Pass entitles you to public liability protection for the day of the event in relation to claims against you for loss, damage or injury to a third party. This does not protect you in respect of your own personal accidents or injuries or those involving other competitors. Your membership is not transferable and excess applies. JLL is not responsible for your membership.

If you would like to enter the event in your own corporate branded clothing please contact Champion System Custom Apparel. Please ensure all orders are placed by 12th May 2026 to allow for production and delivery. Hire of wetsuits and bikes must be organised by 19th June 2026.
It is important to have an adequate fitness level to participate in your event at the JLL Property Triathlon, as all races are physically strenuous.
Ensure you have trained in preparation for your event
If you do not participate in regular exercise, you should consult your doctor before commencing your training
Up to date medical information – it is very important that you have provided up to date medical information on your registration, & that you detail any medical information on the back of your bib
Having the right kit is important – ensure you are wearing appropriate clothing & footwear for the event (for example, no open toe footwear or jeans)
Stay hydrated – bring your own bottle to the event, and stay well hydrated before, during & after your race
Nutrition – it is important to balance your training with good nutrition; we strongly advise you do not introduce sports nutrition/supplements on event day if you have not previously used these
It is the responsibility of the participant to be aware of the associated risks both medically and physically of taking part, and to ensure that your are safely able to participate.

- Car sharing: Due to very limited car parking space within the venue, we strongly recommend that where possible participants and spectators share vehicles with colleagues, family or friends attending the event. Please be aware that there is a 15-20 minute walk from the car park to the Event Village.
- By bike/on foot: If walking or cycling to the event site, please use the main entrance (off Marsh Lane/Court Lane). You cannot access via the footpath/cycle path entrance at the back of the Boat House (which google maps may direct you to), you must enter via the main entrance. Arriving at the footpath/cycle path entrance will result in additional 40 minutes to your journey.
- By train: Dorney Lake is easily accessible from both Slough (Elizabeth Line, train) and Windsor & Eton Riverside (train) stations. Other nearby stations are Windsor & Eton Central, Burnham, Taplow and Maidenhead.

Parking at Dorney Lake is limited, so we strongly encourage participants & spectators to either ride share or travel by public transport where possible.
The walk from the car park to the main event area is around 15 minutes, please take this into consideration when planning your journey.
The main stations are Slough (Elizabeth line from Paddington), and Windsor & Eton Riverside (from Waterloo). Additional nearby stations include Burnham, Taplow, Maidenhead and Windsor & Eton Central, all within a 15-minute drive of Dorney Lake.

JLL is pleased to partner with Age UK for the Property Triathlon, raising money to support their mission through essential services and local support. This fundraising effort will go towards Age UK’s national advice and friendship services, as well as providing vital assistance to local Age UK charities. These independent organisations offer a range of community services, including exercise classes, home help, and dementia support. Together, we can change older people’s lives – now and in the future.
