Leeds is on track to exceed the five-year annual take-up average of 576,200 sq.ft. after a strong Q3 boosted year to end September leasing activity to 482,300 sq.ft.

The development pipeline is muted, with only 133,000 sq.ft. currently under construction in two schemes with 35% already pre-let and additional space under offer.

Headline prime rents increased by 17.9% year-on-year to reach £46.00 per sq.ft.
