Birmingham Office Market Dynamics, Q2 2026

Take-up in Q2 2026 reached 44,553 sq.ft., bringing the year-to-date total to 151,277 sq.ft., some 19% below the same period in 2025.

Overall vacancy rate was 9.7% at the end of Q2, with Grade A vacancy at 4.5%.

Space under construction totals 415,100 sq. ft., with just 2% pre-leased. The only new build under construction is One Beorma Place, due for completion in 2027.
