The challenge
The organisation, an existing JLL client, manages a very large and diverse portfolio of more than 70 properties spanning retail, residential, and commercial asset classes in the UAE. As the portfolio expanded, it sought to enhance portfolio-wide visibility, operational coordination, and performance monitoring through a unified command and control center aligned with global benchmarks for sustainability performance and operational efficiency.
To support this objective, our client aimed to bring together existing platforms including utility management dashboards, energy platforms, and computerised maintenance management systems into a more integrated operating model that is ready to take advantage of artificial intelligence. So, they turned to JLL’s Technology Solutions team for support.

Bringing it to life
JLL’s Technology Solutions team followed a three-phase methodology:
Strategic assessment: The team conducted a thorough assessment of the existing assets using our signature methodology. We then developed a comprehensive performance management framework and identified more than 30 operational use cases, including AI-enabled opportunities, to define future-state priorities and operational requirements.
Architecture design: Based on the assessment findings, an integrated smart building and data architecture strategy was developed. This included defining IoT data requirements, designing data ingestion architecture, establishing an OT/IT convergence strategy, outlining cybersecurity guidelines, and preparing technology specifications for the proposed Smart Building Platform.
Implementation roadmap: A phased five-year transformation roadmap was developed across data, infrastructure, and platform workstreams. The roadmap included initiative prioritisation, indicative budgeting, ROI tracking measures, tender documentation, and a vendor evaluation framework to support implementation and procurement planning.
