France Logistics Market Dynamics, Q2 2025
The French logistics market registered 1.5 million sq m of take-up during H1 2025, representing a 17% decline compared to both the previous year and the 5-year average. Despite continued demand in principle, the market is clearly feeling the effects of extended occupier decision-making timeframes and the challenging business environment.
The Logistics Corridor accounted for 58% of all take-up activity, with the Greater Paris Region delivering a particularly robust performance at 383,000 sq m.
Prime rental rates increased slightly year-on-year across most markets, reaching €85/sq m/year in the Greater Paris Region. Notably, even non-premium assets are commanding higher rents, indicating occupiers' willingness to pay premium rates for properties that precisely meet their requirements, especially regarding location.
