The Aviary: raising the bar for sustainable office retrofit
The challenge

For the Aviary, ASK Real Estate aimed to transform a legacy property into one of the UK's top-performing office assets in Manchester city centre, extending its lifespan, enhancing energy performance, and increasing market appeal.
The project scope included a full refurbishment to Grade A CAT A specification, with standout amenity spaces such as a rooftop terrace, gym, yoga studio, business lounge, and a revitalised reception. Achieving ambitious environmental targets – NABERS 5*, BREEAM “Excellent”, and EPC A ratings – was essential to satisfy both investor and occupier priorities and secure the long-term value of the asset.

The impact
Delivered in early 2025, the Aviary is setting a new benchmark for sustainable retrofit projects. The building has achieved BREEAM “Excellent” and EPC A, and is on target for NABERS 5 – a particularly aspirational goal for a refurbishment. These certifications showcase the exceptional sustainability outcomes embedded throughout the project.
Distinctive amenities, including a rooftop terrace and wellness spaces, elevate the occupier experience and add tangible value for landlords and investors seeking market differentiation.
The building’s success in attracting tenants is evidenced by the fact that the refurbished spaced is now 90% let to occupiers who are now on site carrying out fit-out works. This demonstrates strong market appeal and rapid letting following completion, confirming the value delivered for the client and the strength of the repositioning strategy.
