The challenge
Schneider Electric required a new office in Dubai to accommodate its expanding operations and growing workforce. Their vision extended beyond a traditional office space; they aimed to find a commercial building that would serve as a living showcase for their smart building technologies. As a global strategic partner, Schneider Electric engaged JLL to help realise its goals.
The JLL approach
Working hand-in-hand with Schneider Electric, JLL's Project & Development Services team assumed the role of project manager and cost manager, overseeing the entire project life cycle. From the early stages of planning and scheduling to design development and the selection and engagement of consultants, our team led each phase of the project, including construction, fit-out, and handover.
Bringing it to life
The NEST is a new office space that covers over 10,000sqm and can accommodate more than 1,000 employees. It features organic, fluid designs aimed at enhancing creativity, productivity, and efficiency.
This is the first Impact Building, a next-generation workplace that showcases how technology, sustainability and innovation can converge to create high-performing, low-carbon and digitally intelligent spaces, launched by Schneider Electric as part of its global program. The building is home to Dubai’s first Schneider Electric Global Innovation Hub, an immersive experience area where customers can have a hands-on demonstration of AI-enabled EcoStruxure™ solutions that promote sustainability, resilience, and efficiency while also improving the occupant experience. Additionally, it houses a dedicated Training Centre for customers and partners, focused on empowering youth by cultivating local talent and equipping the next generation with essential skills to advance the region's clean energy future.
Designed as a carbon-neutral building, the facility is expected to reduce energy consumption by 37% compared to the previous office, resulting in targeted savings of 572 metric tons of CO₂ emissions. This reduction is equivalent to the annual electricity consumption of approximately 77 homes. The NEST is SmartScore Platinum certified and is also targeting LEED Platinum and WELL Equity certifications.
