Saudi Arabia’s hospitality sector is undergoing rapid transformation, with giga-projects, luxury resorts, and mixed-use destinations redefining the scale and ambition of tourism development across the Kingdom. But as projects become more complex, commercial discipline is emerging as a critical factor in determining long-term success.

According to Rob, the industry is seeing a clear shift in mindset. Rather than focusing solely on minimising capital costs, developers and investors are increasingly prioritising long-term value, operational performance, and programme certainty from the earliest project stages.
“Cost management is no longer something applied after designs are fixed,” Rob explains. “It needs to be embedded from the outset, shaping feasibility, design decisions, procurement strategy, and delivery planning across the entire project lifecycle.”
This is particularly important in Saudi Arabia’s hospitality market, where accelerated delivery programmes, premium imported materials, evolving regulations, and complex infrastructure requirements can create significant pressure on budgets and timelines.
Rob also highlights the growing role of technology in supporting smarter decision-making. Advanced cost management platforms and AI-driven analytics are helping teams improve cost visibility, benchmark performance, and identify procurement risks earlier in the development process.
However, technology alone is not enough. “Ultimately, the success and long-term value of hospitality development in Saudi Arabia comes down to early integration,” says Rob. “Cost management, design strategy, and operational requirements must be aligned from the outset.”
