JLL delivers Kingdom Mall renovation in Riyadh

Kingdom Tower is one of Riyadh’s most recognisable landmarks, with its 40,000 sqm retail and entertainment destination serving as a hub for international brands and unique retail concepts. After more than 20 years of operation, Trade Center Company Limited (TCCL) launched a major renovation of Kingdom Mall to refresh the destination, elevate the customer experience, and strengthen the asset’s long-term value.

Building on the successful delivery of Al Mamlaka Social Dining by our Project & Development Services team, TCCL appointed us to provide project management services for the mall transformation.

From project inception through completion, our team managed programme delivery, procurement, risk management, contract administration, and stakeholder coordination, while maintaining close oversight of quality, safety, and cost control.

We assembled a team of designers, specialists, and contractors with extensive experience in retail renovations and developed a carefully sequenced delivery strategy tailored to the project’s operational and technical demands. This included sequencing works around trading hours, managing interfaces with active building systems, and maintaining strict quality and safety controls throughout execution.

As the renovation was carried out within a live environment, all construction works had to be carefully planned around daily mall operations. With more than 3,000 visitors passing through the asset each day, activities were completed during restricted night-shift windows, requiring each area to be fully reinstated before reopening every morning.

The project also involved elevated works reaching 26 metres and the integration of new architectural and MEP elements within the existing structure, while all Fire, Life & Safety systems remained fully operational throughout construction. These constraints required constant coordination between the client, tenants, mall operations, consultants, contractors, and specialist suppliers, alongside careful management of technical interfaces across multiple work fronts.

Through careful planning and close management across all work fronts, the renovation was delivered with minimal disruption to visitors, tenants, and daily mall operations.

Beyond successfully delivering the renovation, we acted as a strategic partner, helping TCCL navigate the complexities of transforming one of Riyadh’s most prominent retail destinations while maintaining uninterrupted daily operations.

We helped shape a clear project vision that balanced operational continuity with ambitious design objectives. This included leading the procurement of world-class designers and specialists and providing the strategic oversight required to deliver the renovation within a highly constrained operational environment.

Through this approach, we helped TCCL modernise and future-proof one of Riyadh’s most established retail destinations while preserving business continuity and protecting the mall’s long-term market position.
