A Big 4 accounting firm sets up its regional headquarters in KAFD

The client required a flagship headquarters in Riyadh that would triple their workspace capacity while supporting their regional growth strategy. The new facility needed to honor Saudi Arabia's cultural heritage, achieve 'A' rating energy efficiency, and integrate cutting-edge technology solutions across two towers in King Abdullah Financial District. Given this complexity, they turned to JLL, their global real estate partner for more than a decade, to deliver this critical project.

Drawing on our in-depth knowledge of KAFD's policies and processes, JLL's Project & Development Services team assembled office fit-out specialists with experience delivering projects within the new Central Business District. Our comprehensive approach combined project management and cost management services with proactive risk mitigation strategies.

Throughout the project, we implemented alternative sourcing solutions to address supply chain disruptions while establishing clear communication protocols among all stakeholders. This ensured our client’s workplace transformation goals remained aligned with the dual-tower development requirements. Our cost management team also conducted extensive value engineering to deliver optimal outcomes within budget parameters.

The new regional headquarters comprises 11 floors in the north tower for its staff and three floors in the south tower, all connected by a sky bridge. This flagship facility represents one of the largest accounting firm offices in the region - three times the size of their previous location.

Beyond its impressive scale, the project prioritised sustainability through building materials aligned with global ESG standards, minimising construction waste throughout the process. The facility features energy-efficient lighting systems, comprehensive waste reduction programs, and water flow meters to monitor daily environmental impact and usage levels.

The design also maximises KAFD's advanced digital infrastructure with integrated smart office solutions for both physical and virtual user experiences. Through AI technologies, immersive reality tools, and smart displays and devices, our client’s employees and clients can innovate, collaborate, and maintain seamless connectivity with colleagues across the region and globally.

Our global relationship with our client and local KAFD knowledge enabled on-time, on-budget delivery of our client's complex dual-tower headquarters. Through clear stakeholder coordination and single point of accountability, we managed the regulatory complexities and execution challenges, allowing our client to focus on their business operations throughout the process.
