In the South Korean commercial real estate market, asset deals have always been a more traditional form of transaction. Share deals, transactions that change fund beneficiaries while leaving the real estate fund intact, are now gaining prominence in the market. This method emerged as a significant office market trend in 2016, in the transactions of International Finance Center (IFC) and ARC Place (previously Capital Tower), each located in Yeouido and Gangnam. each located in Yeouido and Gangnam, The approach has expanded its presence ever since. From Q1 to Q3 2025, among office transactions exceeding KRW 100 billion, share deals represented approximately 35% of total volume. This was significantly higher than previous years, when share deals accounted for roughly 14% on a five-year average.
