The highlights:
Belgium's industrial and logistics market showed a strong resilience in 2026.
After a slow first half, Q3 brought a powerful rebound-take-up and the volumes jumped 37% year-over-year to over 400,000 square meters.
Major players made their moves. Skechers took 45,900 square meters in Herstal. JD Logistics secured over 65,000 in Willebroek.
What's behind this? Occupiers want quality buildings on prime locations. And they're willing to pay for it. Logistics rents rose by 7% in Antwerp, 14% in Brussels and 27% in Liège.
Belgium's advantages are clear: vacancy along the Brussels-Antwerp axis is just / only 4,06% - well below the European average.
Looking ahead, there's still room for ambitious projects. The sale of the Audi site in Brussels - led by JLL- is expected to complete by year-end, proving demand for large sites remains strong.
Belgium's industrial sector continues to offer real opportunities for the right projects.
