JLL sold the landmark property, Aviva Tower, London to a high net worth investor from Asia Pacific for $470 million.
During 2011, Asian investment into London more than doubled, evidence of a ‘new’ source of Asian capital attracted to the London market. In a restrained lending environment, JLL engaged their in-house Corporate Finance teams to arrange staple debt for a new market entrant.
JLL provided tailored client management and specialist buy-side advice to secure this purchase in a highly competitive budding environment. The subsequent interest in London’s city property market reflected investor appetite for prime international property.
JLL secured the $470 million acquisition of Aviva Tower by showcasing London’s transparency, relatively long leases and high yield spread above the risk free rate. These factors continue to be attractive to Asian capital seeking to diversify away from their home markets.
